With the ever increasing population of Hyderabad and the organic growth of the IT industry, more and more people are moving into Hyderabad.


Builders and land owners are making hay while the sun shines on the wonderfully landscaped suburbs of the twin cities.

New housing societies and townships are springing up all along the outskirts of the city, providing ample accommodation for the migrating birds. But wanting to make hay, as mentioned above, landlords and property owners are increasing the costs of their land/rent at an accelerated pace.

Hyderabad property and rental costs are not only at par but also in some cases exceeding those of Bangalore. The real estate rates were an all time high in the summer of 2006, and made their way to the headlines of leading newspapers across the country.

Property such as Malaysian Township near Hitech city, which was a low Rs. 1000 per sq ft till about less than two years back has now crossed Rs. 3000 persq ft. Needless to mention, the rents are soaring pretty much at the same rate.

While a 3 bhk in Madhapur/Kondapur could have been rented anywhere between 8-10 k until about a year and a half back, it now pulls out no less than 15 - 20 k a month from your pockets.

With anticipated increase in traffic over the next few months due to bulk hiring drives by the top MNCs of this area, new migrants want to be as close to the workplace as is possible, thereby adding to the crunched and hyped rentals. It is a plain clase of demand and supply, with the demand looking more promising than ever.

Though it is a good idea to be as close to work as is possible, to avoid being taken for a ride by property dealers or house brokers, we advise you to scout around the work area, a little futher than what you normally would. Most organizations in Cyberabad provide pick up and drop facilities to nodal points, which will take care of your commuting needs and also help you save on petrol and vehicle wear and tear. As a bonus, it will help reduce the maddening rush of traffic, and you can sleep in peace while the driver maneuvers the yet-to-be-organized traffic.

Areas such as Kavuri Hills, Srinagar Colony, Miyapur, KPHB colony, Kukatpally, Lingampally, Mehdipatnam, Ameerpet may seem a little futher as per your requirements. But if you compare the rental rates of accomodation in these areas with comparable accommodation with similar facilities and resources in the areas closer to Hitech city, you will be pleasantly surprised and thankful to our suggestion.
